Fees for Residential Property Purchases

Our fees cover all of the legal work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (SDLT).

The following additional costs apply:
Search fees £300 approx (VAT included).
Land Registry searches between £3.00 - £7.00 dependent on number of purchasers and if a mortgage is involved.
Land Registry Fees upon Registration - dependent on purchase price 
As we need to send funds through the banking system on the day of completion we charge an electronic money transfer fee of £48 ( VAT included).
Stamp Duty Land Tax (SDLT)
This depends on the purchase price of your property. You can calculate the amount of SDLT you will need to pay by using HMRC's website.

If the property you are purchasing is a Leasehold property there will be additional costs. These vary depending on the terms of the Lease but as a guide can include:
  • Notice of Transfer fee
  • Notice of Charge fee (if the property is to be mortgaged)
  • Deed of Covenant fee
  • Certificate of Compliance fee

We can give you an accurate figure for the above fees that apply to your purchase once we have sight of your specific documents.

You should also be aware that ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.
